Different Methods Used to Repair Basement Cracks
Suitable repair solutions for basement cracks can be established after determining its cause and evaluating the structure thoroughly. Choosing the right method will help you save a lot of time and money and provide long-lasting results.
Epoxy Injection Method
It is usually used to fix cracks on exposed surfaces and of around 0.002-inch width. This method is employed to repair buildings, bridges and other concrete structures. However, it cannot be used in places which leak continuously and cannot be dried out. If the cause of the cracks is not corrected before carrying out any restoration work, it may recur. In such cases, you can either rout and seal it or establish a joint before injecting the epoxy.
Routing and Sealing Method
This is a very common and simple method, usually used only in cases where remedial crack repairing is required. In this method, the cracks on the surface are enlarged and then filled and sealed using a sealant. It is usually used to fix flat horizontal areas, but can also be used for vertical and cracked surfaces. Widely used for waterproofing areas with high hydrostatic pressure, it prevents moisture from reaching reinforcing steel.
Sealants are made up of different materials like urethanes, silicones or polymer mortars. Those used for basement floors should be sufficiently rigid to withstand cyclic deformations.
Stitching the Cracks
This is a very long lasting method of repairing cracked buildings. There are three different types, which are:
Cross-stitching: Holes are drilled at an angle so they intersect the longitudinal cracks or joints at mid-depth of the slab. The drilling dust is removed using compressed air and epoxy is injected into the holes.
In slot-stitching: Slots of around 25 inches long are cut perpendicular to the longitudinal joints or cracks. Deformed bars are then placed and the backfill material is applied, which holds the concrete slabs together.
U-bar stitching: The slots are cut using a slot cutting machine and concrete removed using a pneumatic hammer. The anchoring action provided by the U-bars offers most of the restraining force. Ensure the back ends of the U-bars are properly filled.
Drilling and Plugging Method
This is a cost-effective and less time consuming method to repair vertical cracks. A hole is drilled near the crack and it is filled with grout, which prevents leakages and loss of soil. The drilled hole can also be filled with epoxy mortar or other such reinforcements.
